For years, lenders have utilized “credit scoring” to determine whether or not an individual is a good credit risk. Credit scoring has recently become a hot topic, due in large part by the mortgage lending industry’s willingness to use the process to evaluate one’s likelihood of repaying home mortgage refinancing or second mortgage loans. Even insurance companies use credit scoring as part of their underwriting procedure when writing automobile and home insurance coverage.

Credit scoring is a system, based on a statistical program, which awards points for certain factors that help predict who is most likely to repay a debt, such as a mortgage refinancing or second mortgage loan. The total number of points, or score, is what lenders use to determine an individual’s creditworthiness. A large random sample of customers is taken, and analyzed statistically to identify characteristics relating to credit risk. These factors are then given a weight based upon how strong a predictor they are of who would be a good credit risk.

Credit scoring models do vary from lender to lender, but most generally include the following factors:

1) Your current amount of debt as compared to your potential total available credit

2) Payment history on current and previous accounts

3) The length of your credit history

4) The number of credit inquiries (each time a creditor pulls credit in response to your application)

5) The number of separate open accounts

6) Collection actions including judgments, repossessions, foreclosures, and bankruptcies

Using the statistical program, lenders compare this information about you to the credit performance of other consumers with similar profiles. Therefore, it is usually more reliable than a subjective or judgmental decision, because it is based on real data and statistics. Although it may seem somewhat impersonal, when used properly, credit scoring can allow creditors to evaluate credit applications faster and more accurately than individuals, in an impartial and unbiased manner.

In addition, the home mortgage refinancing and second mortgage loan process has been shortened as a result of the speed in which mortgage lenders can now make decisions utilizing the credit score model.

Spam is everywhere. It’s the “in-box lunch meat” nobody likes, wants or looks forward too. Unfortunately, many folks enjoy “eating” this product because if they didn’t, there wouldn’t be any. Read on…

The federal government’s ill-conceived CAN-SPAM Act did little more than make a few legislators feel better about themselves. Did this legislation stop spam? No. Did it at least slow down the flow of spam? Nope.

You can’t eliminate a problem by treating the symptoms. If you want to eradicate a problem, you must make its environment one that will not support it.

There’s a new plan recently hatched by some well-intentioned folks at Blue Security that several of my clients have asked about. On the surface, it sounds like a good idea but, in my humble opinion, the model is fatally flawed. Here’s the scoop…

1. You sign up for their “list” which is basically a “do not spam me list” and that gives them the authorization to act on your behalf.

2. You then have to send EACH spam message to them for inclusion on their list.

3. They then send the spammer a “stop order” (which, if they can even find the spammer, will be ignored).

4. They then flood the spammer with basically a DDoS (Distributed Denial of Service) attack hoping to bring down the spammer’s server.

This all sounds great until you think about it rationally…

1. Spammers use “open relays” and hundreds of addresses to prevent you from finding their originating location.

2. The “stop order” they send is just their way of fulfilling the letter of the law under the CAN-Spam act.

3. The part I have the biggest problem with is they then effectively BECOME A SPAMMER by sending thousands of messages in a Distributed Denial of Service attack (DDoS). This is the same thing hackers do when they bring down a website by sending so much traffic to a server it basically shuts down.

4. Most spam is sent from your neighbor’s PC. I spend a great amount of my time cleaning “bad guys” from client’s computers. There are MILLIONS of “zombie computers” that are infected with auto-dialers and trojans that are being used without the owner’s knowledge to send spam. Don’t believe me? Just run Counter Spy on grandma’s PC and tell me what you find!

5. How long do you really think it will be until the spammers turn the tables on Blue Security and initiate their own DDoS attack? It will be interesting to watch.

Other fight-back tactics against spammers have failed in the past. Last year, Lycos Europe rolled out a screensaver that conducted DDoS attacks against known spammers. Within days, however, Lycos buckled under pressure from security groups, which called it vigilantism, and ISPs who worried that attacks originating from their members would make them liable to legal action on the part of spammers.

Spam will NEVER go away until you attack its real source engine. If you don’t order anything from a spammer and don’t even click on his link to open the message, the monetary incentive for spam is removed. Spammers operate under the same economic rules as the rest of us…supply and demand.

Take away the demand and you eliminate the supply. Simple.

Examples and stories can bring your presentations alive. They can transform a dull, dry subject into something which is interesting and alive. When presenters give examples, it helps explain what they are saying in a way that the audience can understand. Examples make the material you deliver less ‘information’ or and more ‘entertainment’.

If you can give your examples in the form of stories, you will be using a format that everyone can understand. We were all brought up on stories and some of the greatest influencers in history gave their messages as stories - remember Aesop and his fables!

So, to make the most of the examples you could use you need to have a strategy to include them in all of your talks. There are several ways you can do this. For instance, for each of your main points try to think of at least one example that backs up what you are saying. You may not use each example, but you should have them in mind so you can introduce them if necessary. Keep a list of these examples handy, so that when you put your final presentation together you can choose the most interesting and relevant ones.

Make your examples include human beings, preferably real people. Examples that include people are much more powerful than abstract examples. If your examples include you in them, they will be much more attractive to the audience. Research shows us that audiences expect speakers to talk about their own experiences and find it immensely valuable.

Try to paint vivid pictures in the mind of your audience with your examples. If your audience can mentally see what you are describing they are much more likely to remember it. Psychologists have demonstrated that much of our thinking is visually-based. Hence, if you talk in word pictures you will make it easy for your audience to understand what you are saying.

Make your examples relevant to the audience. Find out in advance the kind of examples that are likely to interest them; do some audience research to help boost your examples.

Choose examples that are current. Do not use examples from the distant past as they have less impact than examples set in the present.

Always announce your examples with words like ‘here’s a story that shows what I mean’. Announcements like this will alert your audience to pay close attention.

Wherever possible make your examples light or humorous. Avoid being serious or stuffy with your examples. Tell your stories in the same way as you would in a social situation, such as a dinner party or in a bar. The more natural they sound, the greater their impact.

Always be on the lookout for new examples and stories that can back up your points. The more examples you have ‘in stock’ the more you will be able to choose one relevant to a particular audience.

The following list includes the 10 items you are likely to need when preparing your tax return. Although you may be required to provide additional information, this list brings you the most common items we have identified based on hundreds of our clients’ tax returns.

1. IRS form W2 -

summarizes your annual taxable wages, federal income tax withheld, social security withheld, Medicare withheld and state income tax withheld. Additionally your contribution to an employer based retirement plan is also listed on the W2.

2. Rental Income and Expenses, Cost of Property, Date property placed in service -

Rental income include actual payments received by the tenants during the tax year. As a cash basis tax payer, do not include any payments still owed by the tenant for the year, only payments received. Rental expenses include: management fees, mortgage interest, insurance, condo fee, cleaning, utilities, advertising, travel to and from the property, real estate taxes, legal and other professional fees and brokerage commissions. Cost of property and date placed in service are necessary to calculate depreciation.

3. Family members: Names, DOB, Social Security Numbers, Full Address -

To calculate personal exemptions, child tax credit, education credit, and child care expanse credit. Additionally EIC (”Earned Income Tax Credit”) is also calculated using this information.

4. Mortgage Interest Payments in 2005 (or form 1098) -

form 1098 summarizes your annual mortgage interest payments and any real estate taxes paid through your mortgage escrow account.

5. Property tax payments in 2005 (or form 1098) -

If you pay your real estate taxes independently of the mortgage escrow account you will need copy of your property tax year for the year or copies of cancelled check with which you paid your property tax.

6. Child care expenses paid in 2005 (for each child and per child care provider) -

The information necessary to calculate child care expenses credit includes names and social security numbers of the children, names, addresses and tax ID numbers of the day care providers.

7. Amount of money taken out from 401K (or form 1099-R) -

The IRS requires that your 401K company reports to you on IRS Form 1099-R any distributions that you took from your retirement plan last year even if you rolled them into another plan. The same information must be submitted to the IRS.

8. Interest / Dividend Income (US or foreign) (form 1099-INT, 1099-DIV) -

Those forms summarizes the interest and dividend payments you have received during the year from your bank, brokerage firm or any other U.S. source. The information provided to you is also submitted to the IRS.

9. Stock Sales and cost (form 1099-B) -

Summarizes the proceeds you have received from selling stocks during the year. The form lists the symbol of the stock sold, date of sale and number of units sold, proceeds received and commission paid. To calculate capital gains or losses you must assign cost to each of the stocks you have sold, and then need to group the stocks into 2 categories: long term (stocks held for a year or more) and short term (stocks held for less than a year).

10. Business Income and Expenses (or employee un-reimbursed expenses) -

• Home office - if you use portion of your residency as home office

• Job search - resume writing, interview travels, fax and phone calls, retainer paid to a job search firm

• Professional expenses - courses and licenses

• Investment expenses - margin interest

• Travel - business travel or work related travel

• Seminars - to keep you up to speed

• Professional literature - books to maintain your experience and knowledge

• Tax preparation expenses - payments to tax advisor or tax software

• Legal expenses - if it was paid to generate income

Awareness and Mastery -Two Essential Keys To a Successful Small Business

We often hear managers complaining that their employees aren’t productive, don’t listen and just can’t consistently get the job done. As a youth sports coach, I hear coaches with similar complaintsthe kids don’t listen, don’t know where to go and don’t try very hard. I can’t relate. The boys on my team are usually focused, do what I ask of them, and work hard. As a business owner, my employees are focused, do what I ask of them and work hard. What am I doing that is different from the rest? And what can this teach you about running a successful small business?

As a coach, I make my boys’ jobs very simple. I ask only two things of them. I ask them to master one shot and I ask them to be aware of what is going on around them. Of course we work on defensive and offensive strategy, but both of those revolve around the two keys that I gave them for successawareness and mastery.

I teach awareness by constantly asking them to be aware of where the ball is and at the same time to be aware of their teammates are and where their opponents are. I teach them how to see the ball and their opponent when he doesn’t have the ball. Sounds simple, but for ten year olds this is work.

I teach mastery by assigning homework to each boy. The second week of practice, they have to show me a spot on the court from which they can make a shot every time. I don’t care if it is from just two feet under the basket. I want them to know they can make it every single time. As the season progresses, they may gradually move their spot further and further out, but I still ask that they be able to make their shot every time unguarded in practice.

These two simple concepts have a tremendous effect on the boys during their games. They have incredible confidence in their ability to make shots because they “know” that they will always make it. I don’t need to yell at them like other coaches about where they should be on the court because they have developed awareness of what they are doing and seeing. Now let’s see how you can use this in your successful small business.

As a business owner, I put these two key principles to work in training my employees. From the first day on the job, I work with them to be aware of what tasks are needed, what I expect of them, how I want customers treated, etc. And I ask them to master tasks and customer scripts. Once they are mastered, I open it up for them to adlib just like with my players. When correction is needed, it is usually in one of these two areas. They are either unaware of what is needed or they haven’t mastered the task at hand.

Not only does following these two concepts make it easy for me to get results with my players and employees, it also brings incredible results. My first team lost only one game all season and my employees rarely lose a sale. My businesses and products win awards earned by my employees. And, as a bonus, everyone enjoys themselves with this simple structure. I knew I was doing it right when the father of one of my boys told me that his boy enjoyed practice so much that he chose to come to practice instead of going to see our professional basketball team play one night. And I know it works with my employees because they show up on time happy, focused and ready to work. Remember, awareness and mastery are two essential keys to a successful small business.

Marketing and sales are living organisms dependent on your subtle energy. Your results in both are a direct reflection of the enthusiasm you have for your service or product. If you don’t strongly believe in what you’re doing, few other people will either. It’s really that simple.

Take the example of franchise owners. Many people purchase franchises because it is a “turn-key” business. All they have to do is open the doors and start making the business work. At least that is the concept.

I’ve found that a good majority of franchise owners, however, go into a business because they think it will make them good money consistently from the beginning. But once the doors are open, sales are hard to come by.

Why?

Because the franchise owner is focused on the money and following a predefined system They are not focused on the value the service they are selling provides to others.

Many find the business a chore within a few months of opening. That feeling reflects in their marketing and sales. Enthusiasm is low and as a result sales suffer. As challenges come up, the business becomes harder. As the business becomes harder enthusiasm wanes further; which worsens the situation.

A vicious cycle for sure.

The passion you have for your business creates the energy you pursue your business with. Passionate people get better results because they “believe” in what they are doing with all their heart. Because they are true believers they want to tell the world about their passion.

They simply can’t help themselves. Everyone gets excited about spreading good news.

If your sales are slacking, if you can’t think of what to say to create marketing interest, if prospecting for new clients is a chore for you, follow today’s ACTION steps.

Change your outlook from sad to satisfied and increase your revenues.

1. Fall back in love with your business. When you started your business, you saw something in that line of work that excited you. What was it? Write it down now please.

2. What is the greatest value you add to the lives of your clients? If you don’t provide value for others your sales will always be less than they could be.

Understand that concept and tell everyone about that value you provide to THEM when you are selling or marketing.

3. How do you feel when you tell people what you do? If you feel bored, frightened, intimidated, or lack luster, you are tired of what you are doing or you don’t believe in it deep down.

It’s not a reflection of a heartfelt passion. It’s a job you own. As a result sales are hard to come by and marketing simply does not work for you.

4. What is your “default setting” when challenges arise? If it’s throwing your hands in the air and giving up, time to rediscover the reason you went into that business. If this is a continuous pattern, it may be time to reevaluate your profession.

5. If you could do anything at all and be successful at it, what would that be? For some of you it will be what you’re doing now, but with a different attitude. For others, it may be time to reconsider your options.

6. Are you willing to admit to your happiness or dissatisfaction? Admitting what you want in your life and business can be difficult. It’s not hard though. All you have to do is sit down with a pen and pad of paper and write down what you really want in life. Then take small steps everyday to reach that destination.

Passion creates happiness. Happiness creates enthusiasm. Enthusiasm creates great ideas and great ideas create TONS of money, success, and personal achievement.

When you feel good about what you do, everyone else will feel good about it too. The result is more business. People want to do business with people who love what they are doing.

It all starts with your personal energy and how you feel toward your business. Change your mind and change your life in business right now.

God rides a Harley, God drives truck, God is a dictator in a small country, God is a doctor and a patient, God is the Saint and the sinner, and yes God is even a lawyer. There is nothing that God is not. God is in and around everything because God is who you truly are, you have simply forgotten.

For those that have remembered, they may be afraid to accept the truth, they may deny their heritage and the awesome power that goes with it. Some of them become drunk on the power while others are so humbled, they withdraw and turn inward.

As a wave is to the ocean, the wave cannot be called the ocean but it possesses all the qualities and attributes of the ocean. Mankind has a deep knowing of this but denies it. He feels the separation that is born of forgetfulness and memory loss and can not accept his true self. Yet acceptance of this fact brings forth an observation that is irrefutable. Self examination reveals all the qualities of God that is inherent in mankind.

Man externalizes himself by projecting his image onto God and resists any comparison or resemblance of God in the man. This is both beneficial and inhibiting as God creates through us. We were given absolute freedom to use the power in any way we choose and we have therefore created a world that reflects our level of understanding of this fact. If we had total memory of who we are we would not exist in this world as it is now. We would have created a world that would be more God like. What we observe now in our environment is the early stages of development of which we call Heaven, Nirvana, Stovokor (if you are Klingon).

The world has evolved over the millennia and we can see the changes around us every day. Heaven exists in the same time and space that we now know as earth and any other place we find ourselves; we are always evolving back towards it. We are moving forward and backward at the same time.

As in circumnavigating the globe at some point we could say that we are leaving home and at another we could rightly say we are coming back home; we are in fact doing both at the same time.

We could also say that at some point God became a lesser God by moving away from himself so that he could find his way back to himself. He needed to experience not being God in order to experience being God.

God (the creator) is all there is there is nothing else. We are he and he is she. The only separation between that which is and that which is not is in the minds of man. Between the atoms of the molecules that form all of physicality is the nothing that holds it all together. Is the creator of all that is. Everything comes from the desire of nothing to experience everything.

God is a suffering child, God is the moon, God is the car that takes us to work, God is…

For years you have set the pace for others to follow. You have worked hard, wisely selecting your career, business or place of employment that would meet you and your family needs during your working years and hopefully for your retirement years as well. You have witnessed a dramatic change in how to do business in today’s world. You have seen what you thought were sound retirement programs being replaced with 401K involvement plans, investment to secure your future rather than be loyal to secure your future. You have seen the job market change from long term secure jobs to job jumping every few years to better your life but without security. You have seen health benefits change, the exercise boom as a way of life, dieting and weight control also as a way of life. Smoking which was the “in” fad of youth is now penalized with high cost, negative advertising and shocking medical statistics. We have moved in our society from commercials with our generation, as the main focus stars to those involving the activities of the younger generation and Baby Boomers are the stars of medication, medical equipment, and laxative and vision ads.

As Baby Boomers, you have gone from worrying about Mom and Dad living alone at home and being safe, to having your children beginning to worry about weather and for how long you will be safe living alone in your own home. Pills, ills and doctor bills are becoming a greater and greater part of your life. Retirement communities are geared up and focusing on your business in the very near future. Much of the news on radio and television is concerned with “Are we ready for the Baby Boomers to reach retirement age?”

The time has come for you to look realistically and not through rose tinted glasses at the end of life issues that must be addressed by everyone at one time or another. Now is not the time to panic, now is the time to wisely execute the plans that you have established. Now is the time to see what really will benefit you and give you the greatest bang for your buck in your retirement years, “The Golden Years” as they are referred to.

I want you to look at a less known avenue other than Nursing Homes and Assisted Living that will meet your needs and stretch your funds. It is presently a little known industry called Adult Family Homes. Presently I live in Washington State where Adult Family Homes are diamonds in the rough. Neatly tucked away places within the community that are licensed by the State of Washington to care for currently up to six people at a time. Staffing level at worst is 6:1 in this close nit community living designed to care for the aging needs of the Baby Boomers. Adult Family Homes are usually only a fraction of the cost of “facility” type living with three square meals and most owners are credentialed as Certified Nursing Assistants, Registered Nursing Assistants, Licensed Practical Nurses or Registered Nurses, qualified.

If you are one of those people who thought Nursing Homes and Assisted Living facilities were all there were for your future, “Welcome to the world of Adult Family Home living!”
Adult Family Homes are private residential homes, which care for one to six people ages 18 or older. These privately owned homes provide room, board, laundry, necessary supervision with medications, and assistance with activities of daily living, personal care, and social services. They can also provide some additional nursing oversight and services. All Adult Family Homes are licensed, regulated and inspected by the Washington State Department of Social and Health Services Disabilities and Long Term Care Administration.

Adult Family Homes are available to people with a variety of functional limitations found in the older population and some people may be with other disabilities (e.g. developmental disabilities, mental illness, physical disabilities). Adult Family Homes usually have a mix of male and female residents. Couples can usually be arranged for as well.
Adult Family Homes provide a written plan of services required that states the needs of the individual and what assistance will be provided. The individual, family and Adult Family Home provider jointly prepare the plan, preferably prior to the individual’s move into the home. The goal is to allow care as needed for each individual, yet freedom to do things they are still able to do without assistance, or with some supervision.

Adult Family Home Providers

Adult Family Home provider must be individuals (at least 21 years old), for-profit companies/corporations, nonprofit organizations, or other partnerships or associations. Providers must meet all state qualifications and requirements for an initial license, and yearly renewals. These requirements include:

22 hours of pre-service training and 10 hours per year to renew their license

Criminal background check of all employees

Home inspection (to meet specific health and safety standards as defined by law) and re-inspections approximately every 12 months

Homes found to violate rules must make corrections to retain their license. These are similar to actions taken by large facilities like nursing homes and assisted living.

Specialty training is required when a provider desires to serve people with developmental disabilities, dementia or other special conditions (defined by law).

Adult Family Home operators may provide care themselves, or hire and supervise caregivers who will provide care. Caregivers must meet the same personal and criminal background check requirements as the owners/providers, and many of the same training requirements.

Don and his wife own an Adult Family Home in Bremerton, Washington and have been affiliated with the Adult Family Home industry and providing for seniors for over 10 years.
